Located on a 25-by-95-foot site within Tribeca’s historic landmark district, this new residential building designed by studioMDA comprises three duplex residences across six stories and a total of 15,000 square feet.

The façade reflects the organization of the building, with spandrel panels marking the division between each duplex residence. At the top, an additional volume extends above the main structure to form a distinct crown and complete the building’s composition.

The interior layouts were carefully coordinated with the façade to bring natural light into every occupied space. Core and mechanical systems were precisely integrated to minimize circulation and maximize usable living area, resulting in residences that are clean, efficient, and generous in scale.
